Overview
The house is a well-proportioned cortijo restored in a rustic style, but with some modern benefits such as double glazing throughout. Every effort has been made to take advantage of natural light, and the views from each room.
Location
The property is located South of the village of Mecina Bombaron ( click here for a map http://maps.google.co.uk/?ie=UTF8&ll=36.983358,-3.145523&spn=0.115185,0.... ) on a very short unmade track. The occasional hiker, man with a mule, and shepherd and flock passes by. The village amenities ( bars, school, pharmacy, supermarkets, doctor’s surgery ) are only a 5 minute walk up the hill, but the sense of the property is one of seclusion and privacy. There is no car noise.
Both Granada and Almeria airports are under 2 hours by car. Malaga is about 3 hours.
Upstairs
The upstairs is configured as a large ( 50 m2 ) open plan living room and kitchen. The kitchen is partitioned from the living area by a wall with a large arched window and a separate walk through, arched doorway. The floor throughout is of dark wooden floorboards. There is a high-output wood burning stove which is more than adequate to heat the room on cold winter days. The kitchen is generously sized, custom-made, with granite worktops throughout, and 2 built-in ovens.
The living room features two sets of south facing double doors which lead out onto the decked platform. The deck is the perfect place to take in the views whilst sampling the local wine, or perhaps having a BBQ. Stairs lead up to a 60 m2 roof terrace which offers an even more elevated view of the surrounding countryside and opposing mountains.
Downstairs
Downstairs there are three double bedrooms, one with an en-suite shower room with a large walk-in shower. The en-suite bedroom also has a hand-made built in wardrobe. Two of the three bedrooms have south facing views. The main bathroom has a full size bath. There is a large utility/storage room ( 25 m2 ) with plumbing for a washing machine, and a door opening to a covered porch area with the parking area adjacent.
The majority of the floor downstairs is layed with hand-made terracota tiles with marble insets. The ceiling is in traditional Alpujarran style with chesnut beams, all painted white.
Outside
Immediately adjoining the house is a raised terrace area some of which is provided shade by the decked area. This is perfect for relaxing and enjoying the long and warm Andalucian days.
The house is surrounded by a dog-proof fenced-in garden area with a variety of trees.
In total the land extends to approximately 0.8 hectare ( about 2 acres ), and is mostly set to almonds and olives. There are also mature vines, walnut, fig and pomegranate trees. Some of the land is steep and terraced and there is a large water deposit which fills from a private, year-round natural spring. This has potential to be converted to a swimming pool. The property has rights to irrigation water throughout the hottest months of the year for an annual fee of about €50.
Views
The property faces south and has a impressive 180 degree vista of the Contraviesa mountains, and the distant whitewashed villages. On a clear day one can glimpse the sea.

There is a large private, hard-surfaced parking area adjacent to the house suitable for parking and turning 2 or 3 cars.
